Only three Texas counties permitted more septic systems than Parker County over the past decade — and they’re all bigger. Between 2015 and 2024, this county of roughly 143,000 people authorized 13,782 on-site systems, including 1,379 in 2024 alone, a per-capita pace almost nothing in the state matches. The reason is visible on any farm-to-market road west of Fort Worth: pastureland converting to one- to five-acre homesites faster than sewer lines could ever keep up with, from Aledo and Annetta through Weatherford out to Springtown. Out here, “utilities” means a well, a septic system, and an electric meter.

What gets installed is strikingly uniform: 1,165 of 2024’s systems — 84 percent — were aerobic units with surface spray irrigation. Cross Timbers sandy loams in the west and tighter Grand Prairie soils east of Weatherford both tend to fail conventional percolation standards at subdivision densities, so treated-and-sprayed became the county default, with standard trenches (84) and leaching chambers (73) the exceptions where soils permit. For buyers, that means most resale homes come with maintenance obligations attached — what aerobic ownership involves here is worth reading before the option period ends.

The groundwater beneath raises the stakes. Nearly every one of those homesteads also drinks from a private well: the Trinity Aquifer runs 700 to 1,200 feet thick under Parker County, managed by the Upper Trinity Groundwater Conservation District, and where the Trinity pinches out in the far west, households tap the recently designated Cross Timbers Aquifer instead. Septic and wells sharing every lot is exactly the arrangement Texas’s setback and site-evaluation rules exist for — and why cutting corners on a system here isn’t a private decision.

Permitting for unincorporated Parker County (plus Millsap and the Annettas) runs through the county’s permitting department in Weatherford; Fort Worth, Mineral Wells, and several towns handle their own limits.
