Zoning & land use

Lawrence County's subdivision ordinance applies in nine of the county's 27 municipalities — the other 18 have adopted their own — and where it governs and no municipal standard does, Section 905.6.C requires a lot served by an on-lot well and septic system to be at least 20,000 square feet, with 100 feet of width on an interior lot and 120 feet on a corner. The county planning office publishes which municipalities fall under it.

Environmental protections

Hell Run is carried on DEP's Chapter 93 drainage lists as Exceptional Value. A lot draining to one of them loses the § 71.51(b) planning exemption: the sewage module goes to the municipality and then to DEP, which is a second reviewer and a longer clock rather than a different septic system. Check your own stream on the drainage list before assuming the ordinary path.

Geology & soil

The dominant constraint here is slow-percolating subsoil below 12 inches (72.9% of rated soils), followed by a seasonal high water table (71.3%). NRCS rates 91.4% of rated ground very limited for a conventional in-ground trench, 90.2% for a sand mound and 75.0% for drip irrigation -- where conventional is out, drip is often the system that works.
