Zoning & land use

Susquehanna County sets its own lot-size floor. Table VI-1 of the county subdivision ordinance requires 43,560 square feet — one acre — for a single-family lot served by on-site sewage, whether the water is a well or a community supply, and 65,340 for a two-family lot; Section 607.5(B) additionally requires every such lot to contain ground actually suitable for the system. On sewage permitting, DEP's tabulation puts 21 of the county's 40 municipalities under the COG Sewage Enforcement Committee.

Environmental protections

Silver Creek, McCormick Run, UNT 29200 to Tunkhannock Creek are carried on DEP's Chapter 93 drainage lists as Exceptional Value, and 7 further Susquehanna entries are High Quality. A lot draining to one of them loses the § 71.51(b) planning exemption: the sewage module goes to the municipality and then to DEP, which is a second reviewer and a longer clock rather than a different septic system. Check your own stream on the drainage list before assuming the ordinary path.

Geology & soil

The dominant constraint here is slow-percolating subsoil below 12 inches (91.1% of rated soils), followed by a seasonal high water table (70.7%). NRCS rates 96.4% of rated ground very limited for a conventional in-ground trench, 90.0% for a sand mound and 72.4% for drip irrigation -- where conventional is out, drip is often the system that works.
