What’s different in Wyoming County.

Zoning & land use

Wyoming County has a county subdivision ordinance, adopted in 2016 and amended through June 2024, which governs in municipalities that have not adopted their own. It defines lot area and on-lot sewage systems but sets no minimum lot size or width of its own, so that number comes from the municipality. DEP's service tabulation lists all 23 Wyoming County municipalities as running their own Act 537 program, which means the permit does too.

Environmental protections

Cider Run, Sorber Run are carried on DEP's Chapter 93 drainage lists as Exceptional Value, and 17 further Wyoming entries are High Quality. A lot draining to one of them loses the § 71.51(b) planning exemption: the sewage module goes to the municipality and then to DEP, which is a second reviewer and a longer clock rather than a different septic system. Check your own stream on the drainage list before assuming the ordinary path.

Geology & soil

The dominant constraint here is slow-percolating subsoil below 12 inches (83.2% of rated soils), followed by a seasonal high water table (60.3%). NRCS rates 99.5% of rated ground very limited for a conventional in-ground trench, 86.0% for a sand mound and 64.4% for drip irrigation -- where conventional is out, drip is often the system that works.
